Liberty Hill, TX – A Fast Growing City near Austin
Liberty Hill has been growing as Austin has been growing. Liberty Hill is about 30 miles northwest of Austin and has an official population of around 2500. However, the school district’s population is around 20,000. Not all of the area around Liberty Hill have annexed into the city, so the actual city limits are still small. The city is working on annexing more communities.
Schools
The Liberty Hill school district is one of the many reasons people are settling here and I encourage you to research the ratings. The community is supportive of the high school football team and Friday Night Lights is a big deal here. The local football team, The Panthers, went to the state championships in 2018. Going to the games has always been a lot of fun and they usually have a big turnout.
Home Prices
The price range for homes in Liberty Hill can range anywhere from the high $100K’s to over $1M. The higher priced properties are going to be luxury homes on several acres or ranches. The lower priced ones may be manufactured homes or older homes in need of work. There are several communities with luxury homes on larger, 1 acre lots, like Clearwater Ranch or Rancho Santa Fe. Homes in communities like Stonewall Ranch and Liberty Parke, start in the low $200K’s.
Downtown
In recent years, Liberty Hill has been working hard to revitalize the downtown area. We have a couple of great restaurants there and a local market and a few other shops there. They just finished a wonderful splash pad to take the kiddos to. A big food hall/entertainment venue is currently under construction, Main Street Social, which will have open seating to bring family and friends to and there will be games and entertainment there and we’re looking forward to this addition to the downtown area!

Country Living Near the City
In all, if you like feeling a little more spread out and enjoy the country scenery, Liberty Hill may be a great option for you. You’ll definitely be away from the hustle and bustle of the city of Austin, however, if you work in Austin, it may be a bit of a commute for you. It can take anywhere from 35-50 minutes, depending on traffic, to commute into Austin. Also, apart from a few amenities, you’ll have to commute to Georgetown, Round Rock, or Cedar Park for more medical facilities, shopping, and a variety of dining experiences.
I highly recommend considering Liberty Hill if you’re looking to spread out more and want a small town to live in. It has that small town-feel but still close enough to the city and all that it has to offer without the busyness of the city.
